Schedule of Condition
Schedule of Condition
Our experienced RICS Chartered Surveyors can provide you with a Schedule of Condition at both the commencement and termination of your lease.
A schedule of condition is a factual record of the condition of a property prepared by a surveyor. Schedules of conditions can be prepared for either residential or commercial buildings and are used as a benchmark against which its condition can be assessed in the future and any changes identified.
A tenant, landlord, employer, neighbour, or contractor may instruct a surveyor to prepare a schedule of condition. Before a construction project begins, it is useful to prepare a schedule of condition of adjacent properties or structures that will be retained. This not only help protect against potential claims from neighbours, who may begin to notice pre-existing defects in their property when the noise and vibration of construction begins but can also establish contractor liability for damage to the employer’s property or adjacent neighbour’s property.
Land Commercial Chartered Surveyors understands why a high-quality schedule of condition is important prior to the commencement of a construction project. Our surveyors have experience of preparing accurate schedules of roadways, industrial properties, residential and commercial properties and of healthcare buildings.
